is a Title Search? Why Do I Need One? |
| A
purchaser of a parcel of real property acquires the legal right to own
and use that property. These legal rights, known as “title” may be subject
to certain rights or liens that were established by previous owners of
the property. A title search is done by examining the land records of
the town where the property is located. This will establish any of these
rights, restrictions, easements, liens (i.e. mortgages, attachments, lis
pendens, judgment liens etc.) defects in the chain of title, survey problems
etc. which need to be addressed before the closing. This will assure that
your title will be protected. |
